A Paper CP12 Certificate will be issued the same day on completion if the payment is received in Cash.

If the payment is received by cheque then the Certificate will be mailed in the post once payment has cleared.

The Gas Safety Regulations place duties on the landlord and their managing agents in the private and public sectors,

This duty placed on landlords is to protect tenants from suffering due to faulty and poorly maintained gas appliances, to ensure that all gas installation pipework, gas appliances and flue systems owned by them are maintained in a safe condition.

The duties of the landlord extend to any flue or chimney, which serves any relevant gas fitting which the tenant would not be entitled to remove from the premises once they vacate. The duties of the landlord do not extend to appliances owned by the tenant. However, landlords or their agents have a Duty of Care under section 3 of the health and safety at work etc. Act (HSWA) to maintain a flue system serving a gas appliance owned by the tenant.

In order to comply with the Regulations, landlords and managing agents need to ensure that a CP12 Landlord/Home Owner Gas Safety Record is completed at intervals of not more than 12 months,

Carbon monoxide (CO) is a toxic, colourless, tasteless, odorless and non-irritant gas.
CO is harmful to humans and animals.
 
CO poisoning is extremely dangerous. It can affect mental ability,
rendering a person incapacitated without them knowing anything is wrong.
Any sudden exertion by the affected person may cause collapse, preventing escape from the contaminated location.
The result is often fatal.
We Highly recommend landlords fit Carbon monoxide alarms, we can arrange this for £50. 
 
 
        

GAS Safe Register 307362

Our Gas Safe registered engineer will check the following during a Landlord gas safety inspection:



1/ Check appliance for gas tightness.
2/ Check standing & working pressure if test points available.
3/ Check burner pressure / gas rate against manufacturers data plate.
4/ Check for satisfactory provision of all necessary ventilation.
5/ Test flue flow to ensure removal of products of combustion.
6/ Check satisfactory operation of all the flame failure devices.
7/ Check for physical stability, presence & effectiveness of stability brackets (where appropriate).
8/ Investigate any evidence of unsafe operation & report to a responsible person.
9/ Check the installation pipework for gas tightness

An appliance can not be deemed as having been checked, until the above has been completed.
